Our team is dedicated to designing high-quality, utilitarian, unique architecture. We manage a variety of projects including Single and Multi-family residences, duplexes, mixed use commercial, light-industrial and building additions. Projects that require variances from the City of Philadelphia entail a presentation at the Zoning Board of Adjustment, in addition to a presentation to the applicable neighborhood group. In this instance we produce an additional amount of presentation drawings as well as packets containing information about the site, ownership, and our exact design intentions. From the initial meeting until the building receives a C.O. (Certificate of Occupancy) we are available for consultation and assistance throughout the entire process. We are knowledgeable about the Philadelphia Zoning Code and the new International Building Code (IBC).

 
     
  Documentation & Expediting  
  All projects require extensive paper work from the city and other parties involved, and we take meticulous care in organizing and expediting architectural drawings and additional paper work to the City of Philadelphia. In appropriate cases we act as project managers, coordinating the work of multiple disciplines: engineering drawings, surveyors drawings, and special shop drawings that pertain to casework within the building.  
     
  Zoning
The beginning of the process in most cases is the submission of a zoning (site) plan. A letter of authorization and deed are required to accompany the drawing when submitted. Surveys and additional paper work may be required. In the instance of a refusal for a zoning permit, there are 2 options: schedule an appointment for a hearing at the Zoning Board of Adjustment (ZBA) or withdraw your application and modify the design to comply entirely with Philadelphia Zoning Code so a permit can be obtained without a hearing.
 
     
  Building
Once a zoning permit is obtained, or if zoning is already in place, drawings may be submitted proposing new architectural work. New walls, windows, stairs, openings in walls, and moving of walls constitute new architectural work and the need for a building permit. We are capable of producing complete construction document sets for the construction of a new house, mixed-use building, to larger multi-family structures, and small renovation projects. Production of schematic plans, in the sense of a feasibility study, is also very common. Our specialty is the design and completion of construction documents for single-family residences. As you will see on our Projects page, we work on a multitude of buildings.
